CampNearMe

Terms of Service

Effective October 2, 2026 · last revised October 2, 2026

Who you are agreeing with

CampNearMe is operated by Room 2 Grow at Brandywine Creek LLC, a Michigan limited liability company (“we”, “us”). These terms govern your use of the site. By booking a site, listing a campground, or otherwise using CampNearMe, you agree to them.

What CampNearMe is, and what it is not

CampNearMe is an online marketplace where independent campground operators list their sites and guests book them directly.

With one exception, we do not own, operate, manage or inspect the campgrounds listed here. Each of them is run by an independent operator. When you book, your contract for the stay is with that operator, not with us. They set the rates, the rules, the cancellation policy and the condition of the site. We provide the software you find and book it through.

The exception is Room 2 Grow at Brandywine Creek, which Room 2 Grow at Brandywine Creek LLC owns and runs. For a stay there we are the operator: your contract for the stay is with us, and what these terms say about an operator applies to us.

Listing information — descriptions, photographs, site dimensions, hookups, amenities and availability — is supplied by the operator. We do not independently verify it, and an operator who has not yet claimed their listing has not agreed to anything at all.

Who takes your money

The campground operator is the merchant of record. They hold their own merchant account, complete their own business verification, and are the party charging you. We never hold your funds.

This matters if something goes wrong: a refund is the operator’s to give, a dispute is against the operator’s merchant account, and we do not overrule either. It also means we do not charge you a booking fee — the price you are shown at checkout is the operator’s rate plus their fees and applicable taxes, itemised before you commit.

Holds, bookings and confirmation

Selecting dates places a temporary hold on the site for about fifteen minutes so nobody else takes it while you are checking out. A hold is not a booking and expires on its own.

A booking exists once checkout completes and the reservation shows as confirmed. Until then, the dates may be taken by someone else. We show availability from the operator’s own calendar and only offer dates every night of which is open — but calendars can be updated by the operator at any time, including through their own booking system.

Cancellations and refunds

Each operator sets their own cancellation policy. The policy that applies to your stay is the one shown at checkout, and it is recorded against your reservation at the moment you book. If the operator later changes their policy, your booking keeps the terms you agreed to.

Where an operator has not set a policy, the default is a free cancellation up to 7 days before check-in, and no refund after that point. The cutoff is measured from the start of the check-in day.

Refunds are issued by the operator through their own merchant account. We will not refund a guest over an operator’s objection, and we cannot compel an operator to refund you. If you and an operator disagree, that dispute is between you — though you may tell us, and we may delist an operator over a pattern of them.

If you are an operator

By listing a campground you confirm that:

  • you have the authority to offer the sites you list, and the information you provide about them is accurate;
  • you will honour bookings made through CampNearMe on the terms shown to the guest at the time they booked;
  • you are the merchant of record, responsible for your own merchant account, tax obligations, licences and insurance; and
  • you will keep your availability current, whether directly or through calendar sync.

What we charge you. If you process payments through PAI’D, we take no commission, no listing fee and no booking fee. If you process elsewhere, a flat platform fee applies instead — a fee for the software, not a share of your bookings. Whichever you choose, your listing appears identically: we do not rank, badge or feature operators by what they pay us, and nothing a guest sees depends on it.

Your guests are yours. We pass each guest’s name, email address and phone number to you in full. We do not mask them, and we do not use them to market to your guests on our own behalf.

Either of us may end the listing at any time. Bookings already accepted survive that ending — you still owe those guests their stay.

Acceptable use

You agree not to:

  • book sites you do not intend to use, or hold inventory to deny it to others;
  • scrape, bulk-download or resell listing or availability data, or use automated means to place holds;
  • impersonate an operator, or claim a listing you have no authority over;
  • post content that is unlawful, deceptive, or infringes someone else’s rights; or
  • interfere with the operation or security of the service.

We limit how many active holds one email address may keep, to stop a single visitor blocking a campground’s calendar.

Content you give us

You keep ownership of what you upload. By uploading it you grant us a non-exclusive, worldwide, royalty-free licence to host, resize and display it for the purpose of running and promoting the listing it belongs to. That licence ends when you remove the content, except where we must keep a copy for records of a completed booking.

Some campground records were compiled from public business data before any operator claimed them. If you are that operator and want the draft removed, tell us and it goes the same day.

Disclaimers

The service is provided “as is”. To the fullest extent permitted by Michigan law, we disclaim all warranties, express or implied, including merchantability, fitness for a particular purpose, and non-infringement.

Camping carries risks we cannot control and do not supervise — terrain, weather, water, wildlife, fire, and the condition of a site we have never visited. You are responsible for judging whether a site suits you and your equipment, and for your own safety and that of anyone in your party.

Limitation of liability

To the fullest extent permitted by law, we are not liable for indirect, incidental, special, consequential or punitive damages, or for lost profits, arising out of your use of the service.

Our total liability for any claim relating to the service is limited to the amount we received from you in connection with the booking giving rise to the claim. Because we take no commission on bookings paid through PAI’D, that amount may be zero.

Nothing here limits liability that cannot be limited by law, including for fraud or for death or personal injury caused by negligence.

Indemnity

You agree to indemnify us against claims arising from your breach of these terms, your misuse of the service, or — if you are an operator — from the stays you provide.

Governing law and disputes

These terms are governed by the laws of the State of Michigan, without regard to its conflict-of-laws rules. Any dispute will be brought in the state or federal courts located in Van Buren County, Michigan, and both of us consent to that venue.

Nothing in these terms limits rights you may have under the Michigan Consumer Protection Act or other law that cannot be waived by agreement.

Changes

We may change these terms. If a change is material we will say so on this page and update the effective date. Changes do not apply retroactively to a booking already made — that booking keeps the terms and the cancellation policy in force when you made it.
